Here is Gary Crowder’s six-step process for finding Just the Right Home - working with
you every step of the way!
Step One: Determine how much you can spend.
When deciding on your price range, include closing fees, taxes, utilities plus normal repairs, plus
whatever lifestyle factors are essential to you. It is critical to go to your bank, or broker and
get pre-approved (not just pre-qualified) for your mortgage – you want to know in advance
exactly how much you can spend and what your monthly payments will be.
Step Two: Choose your neighbourhood.
There are many great neighbourhoods in Toronto. Before you start looking at individual houses or
condos, it is important that you decide on an area or neighbourhood that you like, and be sure
it is a reasonable fit for your budget and lifestyle. Consider shopping, schools, parks,
proximity to work, family and friends. If there are several neighbourhoods that interest you,
drive around each, walk the areas, try out the shops and restaurants, talk to people who live
there and find out everything you can. Finding the right house is a whole lot easier when you
know where you want it to be.
Step Three: Know what’s most important to you.
Make a list of “must-have” features of your home. Examples: Some people consider
private parking to be essential, others are content with street parking. Some people require
an eat-in kitchen, others don’t care. Some people want a big yard, others are quite happy
with a small space. Have a list of your “essentials” so you can simplify your
search. Remember that some features on your list, such as a main floor powder room, natural
light, or garage, might be possible to add later if you like, so look for potential in a home
as well as existing features. Also make a list of “nice-to-have” features of your
home – features that you would like but are not deal-breakers. The more you know about
what you like, the more enjoyable and productive your search time will be.
Step Four: Know what you can manage in special projects.
Be honest with yourself about how much work you are willing to do to a house that you buy - budget
is only one factor. Some people prefer to buy a house that is ready to move in and enjoy. Others
welcome a renovation project and being able to choose their own style and finishes. Know which
category you fall into.
Step Five: Look around.
Once you have done your preparation, look at houses that fit your basic criteria. The more
houses you look at, the more quickly you will you recognize a house you want when you see it.
Step Six: When you see the house you want, go for it.
When you see a house you want, particularly if it will be in competition, do all you can to make
your offer appeal to the seller. Price is, of course, very important, but conditions and closing
date will also affect your offer’s chances of acceptance. Put as much as possible in your favour - work to win.
